Planting the Seed
At this this phase of the process, we have the exciting opportunity to develop your vision in harmony with the site. There is quite a bit that can shape house and creativity is the driving force regardless of site restrictions.
Site Development
This is the poetic aspect of developing the site, which works in conjunction with site feasibility. If allowable, it’s my job to determine the best location of the site based on views and solar orientation. This all weighs heavily on what is allowable with the site.
Site Feasibility
A very critical phase when developing prior to developing the design. Depending on the complexities of the site, the design can be shaped around local zoning bylaws and a full working knowledge of coastal design. An understanding of setbacks of property boundaries, any easements or even historic ramifications are only a few of the hurdles that I will be conscience of when designing.
Coordination
Coordination with additional professionals may be warranted or desired depending on the complexity of the project and your budget. Some of those professionals can be found below.
Land Surveyor/Engineer
If you’re embarking on a new home design or even a modest addition; you will most definitely need to have your property surveyed if it has not been done. The land surveyor will determine any of the potential hurdles that might lie ahead. Anything from zoning issues to flood zone requirements. From septic design to representation at a conservation commission hearing. A good land surveyor is a must!
General Contractor
A good general contractor is paramount as the client will be communicating with him or her (along with the designer) on a regular basis. A contractor will present you with a budget and timeframe for completion. They are essentially in control of the project. He or she will have the tough task of coordinating all sub-contractors to reach that completion date on budget. Most importantly, it has to be an individual that shares your vision.
Zoning Representation (Attorney)
Typically, legal representation isn’t always needed. If the site is complicated, and will need to apply for a special permit or variance, a seasoned attorney can make a potentially complicated issue – much easier.
Landscape Architect/Designer
Depending your projects location or your general desire to have the landscape compliment the design, a landscape plan may be warranted. Some of the more polished neighborhoods and their review committee’s for example, may require a landscape plan as part of the design process for approval.
Kitchen Designer / Interior Designer
Not all projects will require interior direction from a professional, but in some cases clients prefer to work with Interior Designers and Kitchen Designers to achieve a desired look. An interior specialist will guide the client through all the many options of finishes for each room. If an interior designer is desired, we would all work together as a team to achieve a seamless look that compliments the house design.
